  2. Nauset Regional High School Preferred Schematic Design School Building Committee Observations and Questions Designer Responses: June 4, 2019 4A Observations 1. Observation: The continuous upper level circulation path is a positive attribute. 2. Observation: The tighter Communal Courtyard is a positive attribute. 3. Observation: The north and west corridor access to the cafeteria is a positive attribute. 4. Observation: The auditorium’s sloped roof plane is less visible from the main entrance / south elevation. 5. Observation: I think that the café is better located in 4A, as compared to 4B, i.e.: looking out onto the main courtyard 6. Observation: The east wall of option 4A is more attractive (form both the exterior and the interior) than Option 4B 7. Observation: Locker rooms s/b on same level as gym especially if move receiving and custodian. 8. Observation: Moving the kitchen and Wellness will free up space inside plaza maybe culinary arts should move to north of cafeteria allowing access to café and gym for concessions at events. Or to ceramics area to serve at auditorium events, move ceramics to first floor art room and art room up to drama room, drama uses auditorium and black box. Culinary can get deliveries once a week both these locations are close enough to work with Cafe staff. Both locations can share outdoor dining with cafeteria. Life skills can be go into old culinary slot. 4A Questions 1. Question: Locker Rooms are on the second level? Response: Yes, there are lockers rooms, a fitness room, yoga/heath classroom, PE and AD offices and a trainer located on the second level with dedicated stairwells to the gym and outdoor. The Physical Education (User) group review the plan and had no concerns with this arrangement. 2. Question: With the removal of E and F buildings, what are the new dimensions of the courtyard? Possibly too large of area? Response: Refer to attached concept drawing for courtyard dimensions and comparison.

  3. 3. Question: Gymnasium is located from courtyard by kitchen and cafeteria so folks have to go through the café after larger gatherings to get outside…not the best solution. Response: The cafeteria serves as a reception space to the gym. Unless there are simultaneous events occurring gym and auditorium, the cafeteria would be open for students/and or visitors to directly access the internal courtyard. 4. Question: All prior 4A plans showed retaining 74% of existing buildings now this latest iteration is reduced to 60% an almost a 20% reduction for the same plan? Repay more roof and window renovation grant money and less renovation incentives. Why wasn't this pointed out to Committee? Response: Initial percentages were based overall existing building footprints prior to plan development. The Gym basement level has been removed from the calculation as discussed with the committee and floor plans have been refined to reflect the current 220,350 gsf of building. This percentage will continue to be refined during Schematic Design. 5. Question: Can't we get more usable space out of old auditorium second floor in particular. Response: Any additional square footage infilled into the upper area of D BLDG would be considered new. The proposed program space of Robotics and Blackbox presentation space in D BLDG require double height ceiling space. At this time, we do not see additional usable space available in D-BLDG. 6. Question: Old auditorium was supposed to be student center but no student space on plan where is their hang out space? Response: Hang out space is within the gross area, i.e. non-program space, of hallways and/or nooks to be defined in the Schematic Design Phase. The student center consists of the Black Box/Presentation, Student Seminar and SPED spaces as described in the education plan. 7. Question: Receiving ??? This seems like a busy corner on the inside Security is an issue. We have no control over who these delivery drivers are no CORIs it appears they will have to navigate through student occupied areas (students going from gym to fields, life skills (our most vulnerable students) Cafe deliveries must be transported by delivery person to freezer or fridge. Maybe move to something like 4B plan but cafe seating in same place with Kitchen and serving narrower and longer and receiving and custodian on south east corner of gym? Deliveries directly to Kitchen no student contact necessary. Main community access still between N bldg. and new kitchen. Response: The loading dock, receiving and kitchen are all back of house programs and are isolated from student area. All doors at the loading areas will be locked and require vendors for school and food service deliveries to request access. 8. Question: What is the sf of the math rooms look smaller that 850sf Response: All general classroom spaced be align with the template at 850 sf.

  4. 4B Observations 1. Observation: Locker Rooms are at the ground floor, a positive for access to fields. 2. Observation: I think the outside entry to the auditorium module needs to be obvious, welcoming and attractive architecturally. This is the formal “front door” to the school for visitors, parents, etc. and should be easy to spot and convey a sense of place. Absent the elevations, it looks like 4B may have the better potential for this entrance. 3. Observation: The auditorium stairs and toilets at the east end of the building encroach on the main hallway causing a bottleneck Response: This can be addressed in the Schematic Design Phase 4. Observation: Gym ideas: A.) I think Option 4B is a better plan for this corner, with lockers on same level as gym with Wellness/Trainer/OT/PT over lockers with views of field. Or B.) Put lockers in north end of gym (yes shrink gym footprint) this could help increase the MSBA effective rate. Can put permanent bleachers over lockers with lower safer folding bleachers below to court. Obviously in sections so not to block locker or office access. (maybe more storage or usable space under high end of bleachers?) Or C.) Put Wellness/Yoga/trainer/OT/PT above lockers and have lower pull out bleachers on both side of basketball court. PE has larger Wellness and extra "Yoga room" to use. If decrease the fieldhouse with Lockers and Wellness plan to build an indoor track around the Tennis Courts and put all under a bubble in the future. 4B Questions 1. Question: In the case of non-school use of the auditorium, no space for refreshments, etc. Response: The cafeteria would typically serve this function. If the school is in session while auditorium is in use by the public, a second serving area can be evaluated during Schematic Design 2. Question: Any thought to an entry on the SW corner of the auditorium with a vestibule? I see a covered area off the woodworking and metals area. Response: The entry at the SW corner the back of house entrance of the theatre, not for the public. The secondary entrance for the PAC would be the main entrance adjacent to administration. 3. Question: Is there gym access to the courtyard at the NW corner? Response: Access can be provided in the NW corner 4. Question: Are there adequate toilets for 750 users in the auditorium Response: Quantities of toilets and locations will be confirmed and developed during the Schematic Design Phase.

  5. 5. Question: Why did the designer note “less protected circulation” in 4B? Response: Option 4A provides a continuous protected area at the first floor (overhead) and interior enclosed space at the second level at new central bridge connection into D- BLDG and enclosed access at first and second floors west of the gym. 4B is a similar condition to today where circulation is exterior. An overhead canopy is provided between E-BLDG and D-BLDG in option 4B. 6. Question: Can the auditorium be moved toward the parking lot to allow for the cafeteria to be moved between the gym and the auditorium so that it is more directly on the courtyard? Response: The auditorium cannot align with the cafeteria fully due to the location of the town water main, however it could shift 35 feet east for a slightly improved alignment with the café. 7. Question: If we decide on a basic preference, can’t the design team make some positive adjustments (move auditorium bathrooms closer, make sure there is freight/delivery access, etc.) as needed to address some of the concerns? Response: Yes, these adjustments can occur and are expected in the Schematic Design Phase. 8. Observation: Did not adjust new service area from 4A to connect to receiving area on east side of Gym. 9. Question: Access to OT space? Response: Access will be provided to OT as the plans progress. It is configured as an overall suite as suggested by the PE and Special Education Group. 10. Observation: Office space 11. Observation: Student center 12. Observation: Main Office and Guidance sf Response: The proposed square footage of Administration and Guidance is 4,477 sf compare to the existing 4,358 sf. 13. Observation: Café move west and receiving/custodian south 14. Observation: Life skills move to culinary, culinary to ceramics, and ceramics to life skills. 15. Question: Bathrooms for auditorium balcony? Seem way out of the way? Response: Restrooms serve the upper balcony level in this option. If a balcony configuration is the final design for the 725-seat auditorium, we would expect a 1/3 of the seating on the upper level and requiring toilets.
