  3. Context Why are we updating the Secondary Plan? • Clarington recently updated its Official Plan • The Official Plan identifies the need to update a number of secondary plans across the Municipality Bowmanville West

Context History and Policy Context • The Bowmanville West Urban Centre Secondary Plan was approved in 1993 and subsequently updated in 2002 • The original Plan was prepared to capitalize on opportunities for shopping and commercial development • The Plan always envisioned that at some point in the future, there would be potential for intensification and mixed-use development • The current Plan needs to be updated to align with Provincial Policy and capitalize on the Province’s investment Bowmanville West

Context The Study Area GO Station • Metrolinx will be introducing GO rail services in 2023/2024 • Metrolinx has been making a number of investments in the Lakeshore East corridor • The provincial investment in Bowmanville provides an opportunity to proactively plan for growth in Bowmanville West
