  14. Tree Study Lt. Steele Field House Campus • DPW identified at risk trees in three locations. 1. Along property line from softball shed to St George Street. 2. Along St. George Street in between both entrances to campus. 3. Along property line from St. George Street to the start of the grass fields. • DPS conducted independent Tree Risk Assessment Report from certified arborist. 1. These trees are no longer protected from ocean wind and are now at risk to fall into abutters property. Some have fallen already. 2. These trees have fungus and other damage. Limbs fall off frequently. This is a high traffic area for pedestrians. 3. These trees are losing limbs frequently. They have fungus and cavity issues. They are likely to lose more limbs in the future. • Local tree experts provided quote for removal and grinding stumps below grade • Cost- $45,000 14

Remove large beech tree & large maple tree along right of parking lot • Chip all brush and grind stumps • Remove all maple trees along right lot line along fence from road to large yue • Chip all brush and grind all stumps possible • Remove all wood from job 15,925.00 • 2. Remove six large maple trees & one large chestnut tree along wall on St George St • Chip all brush and grind stumps • Remove all wood from job 16,725.00 • 3. Remove all maple, spruce & locust trees from St George St to softball shed • Chip all brush and grind all stumps possible • Remove all wood from job 12,225.00 • All stump grindings stay on sight, made safe 19

  23. Discussion item Repurpose unfinished Orchestra Pit? Current • Orchestra pit is unfinished, not practical to finish, large cost, minimal use • Would need to make pit ada compliant to use • Pit takes on water during most high rain events • Stage extension system is costly and unsafe to operate Proposed • Fill in Pit with concrete. • Shorten legs of our customized stage extension system • Will be able to utilize our stage extension system more often at minimal cost • Potential for more customers that require a stage extension • Cost- $38,000 23

  26. What is the status of our Artificial Turf Field? • 8/1/17-Installer says that turf is in good condition compared to similar aged fields installed in the region. • We are in year 9. One more year on warranty. • 10k (at least) annually required to maintain properly • The field has 3 years remaining on its useful life • Replacement estimate is $5/SF for a system with no shock pad $6/SF for a system with a shock pad • Approximately 90,000sqft $550,000 current est. cost to replace turf 26

What is the cost of doing nothing? • Approximately 3,500 people occupy your buildings everyday. • Operational maintenance can not maintain the buildings alone. • Operations & capital depend on each other, without one both are ineffective • Buildings will age faster than we can maintain them. • Buildings will trend towards less efficient rather than towards more efficient. • Your costs will trend towards unpredictable. 27
