ENVIRONMENTAL CONDITIONS Ri Ripa pari rian an Ar Area ea Ditches along the northern, eastern, and southeastern frontages of the site. An environmental assessment has been completed by Phoenix Environmental Consultants. The eastern and southeastern ditches require a 15.0m setback from top of bank under Riparian Area Regulation detailed assessment. Soil Soil Co Cond ndit itions ions A Stage 1 and Stage 2 Preliminary Site Investigation has been completed by Hemmera Envirochem Inc. in March 2015 – site is not contaminated.
SITE SERVICING Existing water, sanitary and storm services are available along Progress Way and are adequate to service the subject site. Subject site is not located within a sanitary catchment area. Amendment of the sewer catchment area to encompass the site is required for development of this property. Incremental increase in flow can be accommodated within Delta’s existing sanitary sewer system.
