The Basic Model • Council sells land to Hounslow Homes for a nil receipt, Hounslow Homes develops for housing including affordable rented housing. • Cross subsidy from parallel sale at nil receipt to private developer for homes for sale. • LB Hounslow has 100% nomination rights. • Tenancies are Hounslow Homes assured tenancies not LBH secure tenancies.

Progress on the new build scheme • Ministers have agreed to a pilot – Convent Way • HH has procured via OJEU process 2 development partners (Lovells and United House/A2) • Legal framework being finalised • Successful bid for London Regional Housing Board Support for 3 further scheme(32% of monies allocated for estate renewal in London for 2007/8) • Housing Corporation approval mid 2007 of HH as a body that can receive HC Social Housing Grant.

Convent Way and North Hyde Lane • Self financing • 30 flats for sale,4 shared ownership flats,15 affordable rented homes • 4x4B Houses,11 x 3B Houses • Scheme has planning consent • Initial lets for existing tenants on Convent Way in housing need on Convent Way • Legal agreements being finalised • Completions likely to be late 2008 /early 2009

  7. Beavers Lane • £29m scheme supported by London RHP(£5.6M) • Phased demolition and new build • 4 Blocks to be demolished 72 flats ((17 leaseholders) • 189 new homes inc. 94 affordable (rent/LCHO) • Planning Application not yet submitted • Regeneration at Clements Court

Heston Area Renewal • £23m scheme supported by London RHP ( £6.55M) • 155 new units including 87 affordable across 5 estates • 35% 3B + cross tenure • Also some regeneration work on the five estates • Planning application not yet submitted • No demolition apart from Passingham House (now vacant)

  9. Manor Lane Estate ( inc Rose and Moss Gardens) • £16m scheme supported by London RHP(£4.1M) • Phased scheme –demolition and new build • Demolition of Moss Gardens and (subject to consultation) 32 flats at Manor Lane (Phase 2). • 100 new homes • 32 affordable for rent, 20 LCHO • 35% 3b+ for private sale and intermediate units • Regeneration of small disused paddling pool/park area

  10. The Future • Lots of small areas of HRA land in the Borough but would need Council approval for further schemes • Green Paper • Self financing HRA
