Assessments Per City Council policy, property owners will be assessed for the direct cost of installation for: • Concrete curb • Concrete sidewalk • Concrete drive approach (Property Owners will not be assessed for concrete work in acceptable condition) Assessment amounts will range between $2,000 & $4,500 Average assessment is approximately $3,000 Assessment amounts for curb based on the length of your property, measured along the street Assessment amounts for drive approaches and sidewalk based on the square footage needing replacement
Assessments Property owners will be notified of their estimated assessment amounts via official letters that will be mailed in January 2019 Final assessment cost will be based on the contractor’s unit prices Final assessment notices will be sent out in Spring 2020, after the project is complete Two options to pay: 1) Pay bill in full within 30 days of receiving your final assessment notice 2) Place the assessment on your property taxes (January 2021 first bill) – Up to 10 years to pay the assessment – Approximately 3% to 4% interest on the annual unpaid balance, plus a Montgomery County collection fee – Assessment stays with the property, even if you sell your house
Estimated Timeline City Council Resolution of Necessity – January 8, 2019 Mail preliminary assessment letters – Mid January 2019 Project bidding – February 2019 Estimated start of construction – May 2019 Project complete (weather dependent) – November 2019 Final assessment certification and notices mailed – Spring 2020 (Pay within 30 days or added to property tax) First assessment payments due with property taxes – January 2021
