BHR ACC approvals / Lancaster County approvals then done. Q. (?) Will changes to properties already approved by previous boards / committees by grandfathered in with the new revisions. A. Bob Beamer: Yes and changes are carried forward. A. Changes explained / Don McHose: many changes due to an issue with trailer used and we may need to look at requiring stick built. Clarifications . Tom Heltsley Bob Beamer: Trailers are no longer allowed by county in Indian Land. Modular construction is considered stick built and by many better construction. 2. Bob Beamer No issues with Covenants and Restrictions just so as they meet fence criteria and County has no issue. Q. (Linda Lee ?): Fencing in place and previously approved be grandfathered in A. Bob Beamer: Yes Q. (?): Stone fencing / stone posts allowed A. Bob Beamer: We will add that / it was not thought of. Q. Ben Smith: Wire fence inside regular fence approved ? A. Changes explained : No Questions 7. Changes explained : Clarifications . Bob Beamer: bottom line we all can do better by our property and should. It is the right thing to do. If a property is identified than perhaps talk to the offending owner and if no resolution then bring it up to ACC / board. Q. Tammy Bodack: Does this include branches and piles ? A. Bob Beamer: YES Q. Ben Smith (?) :Does it include downed trees in woods ? A. Bob Beamer: Yes Q. Ben Smith (?): If from a another property but effecting yours / ours ? A. Bob Beamer : Talk to owner of offensive issue and if no resolution contact ACC. Q. Susan Ashley: If the board elects to use contracted services for another property how will this work and how much can the association afford ? How will the cost be recovered ? A. Bob beamer: Most of property owners can rectify issues. There would not any large impact on budgets allowed.   3. Clarifications . Cary Smith: Remedies need to be applied. Realtor questioned says Black Horse Run Properties are not crisp. The board needs to be empowered to levy fines or properties will be depreciated. A. Bob Beamer: We have not seen this as a present board. A. Susan Ashley have not seen this in 20 years Clarifications . Bob Beamer: We do need to do a better job. There is a good opportunity for a good and structured representation by a committed ACC. A. Susan Ashley: We need to be mindful of property owners who are challenged by age issues and financial issues brought on by “ life ” . A. (?): We need to have ACC also act as a help committee and identify properties that we as a community can help out those have issues and not just strong arm folks who are in need. Q. Conner Black : Is all going to be voted on ( changes ). A. Bob Beamer: Yes document as a “ whole “ . A. Jason Reeves: The board is open to any potential changes. The ACC can draft letters and be board approved prior to distribution. A. (?) : We should talk to the people prior to sending letters. We should be diligent of pending lawsuits if we are not carefully procedural driven and give all parties time to come to resolution. ( Don McHose ’ s interpretation of the statement). A.
