Who Is the ‘MiCasa Property Group’? The Business The ‘MiCasa Property Group’ commenced in 2012 and has developed its Brand and Business Model to service the diverse real estate market in Australia. In 2013, with already established contacts and expertise in Southeast Asia, continuous enquiries about investment in Australia prompted a decision to establish a business opportunity around how to better facilitate ‘foreign investment’ into Australia. In 2014 after several visits to Singapore a locally incorporated business ‘MiCasa Property Consultants Pte Ltd’ was established for the purposes of providing professional services to overseas investors looking to invest in Australian property.
Our Key People BRETT RAGUSE - Chairman Brett Raguse is a Director and Chairman of the MiCasa Property Group. Brett is Australian born and has worked and invested in various industries from Media to Education. He has Degrees and Qualifications in Business, Education and Real Estate. He is a former Member of the ‘Australian Parliament’ and has been involved in the Real Estate industry for 20 years. SHAUN CHINA – Director, Business Development Shaun China is a Director of the MiCasa Property Group with responsibilities for Business Development. Shaun is British born, but now an Australian Citizen who has had over 20 years experience in both Indonesia and Singapore. Shaun is a Marine Surveyor by Profession and has owned and managed successful businesses throughout Southeast Asia.
Our Key People MARLENE SIEIRA – Director, Agency Principal and Lending Marlene Sieira is a Director and the Principal of ‘MiCasa Realty’, the retail Agency business in Australia. Marlene is Australian born and has worked in the Real Estate, Banking and Finance industries for 20 years. Marlene has been a Senior Lending Manager with Westpac Bank and is a Registered Finance Broker with over 30 Financial Institutions in Australia including the ‘Top 4 Baled nks ’ and also ‘Non - Conforming Lenders’. MIRIAM NG – Director, ‘MiCasa Property Consultants’ Miriam is a Director of MiCasa Property Consultants in Singapore and is also a Graduate of ‘Building & Real Estate Management’. Miriam has more recently managed the training of Sales Teams and has also been on the board of a Brazilian company selling properties throughout SE Asia. Miriam is a KEO, in Singapore, and is well versed on the processes related to investing in ‘overseas’ markets.
HELEN CAMPOS – Director, ‘MiCasa Property Consultants Pte Ltd’ – Singapore Helen Campos is a Corporate Lawyer and Business Consultant running a successful Business Consultancy in Singapore. Helen is Singapore born and heads up the Singapore Office for MiCasa Property Group. Helen has qualifications in Law and Business and is a Executive of a number of Singapore business associations including the Chair of the Singapore Chambers of Commerce.

FOREIGN INVESTMENT IN AUSTRALIA Australia encourages foreign investment • In 2015 the Australian Government undertook reforms to strengthen the integrity of Australia’s foreign investment framework. • Foreign investment rules facilitate investment while giving assurance to the community that the national interest is being maintained. • Foreign investment rules don’t aim to stop investment.
FOREIGN INVESTMENT IN AUSTRALIA The foreign investment application – Real Estate • Foreign investors should make an application if they have any doubt as to whether an investment is notifiable. • A transaction should not proceed until the Government advises the foreign investor of the outcome of their application. • Foreign investors should lodge an application in advance of any real estate transaction, or should make their purchase contract conditional on foreign investment approval.
The foreign investment application – Real Estate New Dwellings • Applications for new dwellings and vacant land for development are usually approved. • Vacant land is subject to construction being completed within four years. • Land that has previously had an established dwelling on it would generally not be considered vacant land.
Purchasing Property on Behalf of a Foreign Person or Entity FIRB approval is required for all foreign purchase proposals including where:- • Property is beneficially held for a foreign person. • A Corporation or Trustee in which a foreign person holds a substantial interest of 20% or more. • A Corporation or Trustee in which 2 or more foreign persons hold an aggregate substantial interest of 40% or more. • A foreign Government is involved.
