  6. P LAYGROUND I MPROVEMENTS : R E -S URFACING Many options were looked at for the re-surfacing project. After looking at many materials/systems (i.e. crumb rubber, wood mulch, natural turf, etc), it was determined that the best option for The Ocean Club to re-surface their existing playground is artificial turf. Many artificial turf products were vetted for their flexibility, durability, low maintenance, but most importantly for their standards of protecting the health & well being of the users. The final decision was: Forever Lawn - Playground Grass (Academy) Grass blades: Combination of Polyethelene & Nylon Monofilament. • Infill: Infill: Envirofill is a coated silica sand product that is anti microbial, non-toxic, • non flammable and helps the turf stay cooler. Padding: Closed cell foam designed to cushion falls. • IPEMA Certified (ASTM 1292) regulates cushioning for fall heights • Environmentally friendly – Earns up to 6 LEED points. • All system components are 100% lead free. • 10 yr warranty-Workmanship guaranteed for the first year (loose seams/edges) • Micromechanical Bonding Installation, including seams (hook and loop) •

  9. P LAYGROUND I MPROVEMENTS : S HADING A multitude of options for tensile shading were considered for the playground. The following factors were considered. Maximizing shade at key areas (i.e. the majority of the playground equipment, • the swings) Being most respectful to the views from Club Tower 3. • Certainly height is of utmost importance. The design intent will be to have • a maximum height of 18 ’ -20 ’ Playground grade elevation is 13.5 ’ (avg.): Reset to zero (Baseline) • Lobby elevation of CT3 is 18.75 ’ : Reset to 5 ’ -3 ” above the Baseline • The second floor is 10 ’ -6 ” above the lobby level or 15 ’ -9 ” above the Baseline • If the shade structure’s max height is 20 ’ above the Baseline, this means that, • at it’s highest point, the shade structure is 4 ’ -3 ” above the second floor slab.

  15. P LAYGROUND P ROJECTS : M OVING F ORWARD Geotechnical (soils) report has been received and final determination of structural • foundation system has been determined. Survey work has been completed and final survey drawing to be received this week. • Peacock + Lewis’ recommended supplier is Playmore Recreational Products & • Services. This company has an excellent reputation in the state for a top tier quality product. Additionally, Playmore is one of the only companies that offers a turnkey service for both scopes of work (tensile structure, re-surfacing, drinking fountain). This provides a single point of responsibility for the entire project and allows for • more seamless coordination and service. Per the request of the MPTF, additional bids were requested and obtained. • However, in reviewing these it became clear that the price difference between Playmore and the next bidder would be offset by the benefits of the single source installer. Peacock + Lewis requests final authorization to engage the preferred supplier. •

K ITCHEN : I MPROVEMENTS Catering Equipment Package: The equipment package received by DEI quotes 3 pieces of equipment (based on • recommendations by chef & catering staff): Roll-in heated cabinet (lockable) • Roll-in commercial refrigerator (lockable) • Microwave convection oven. • Required MEP Improvements: Addition of a ventless ansul hood system over the cooktop (to comply with fire • code requirements) Relocation of existing ice machine. • Electrical receptacles as required for the 3 new pieces of equipment. • Addition of a 3-5 ton split AC unit to provide additional cooling & ventilation • Based on the equipment specified by DEI • Based on an staff load of 6-7 people (catered events) • Other Work: Minor ceiling & wall framing work. • New plastic laminate cabinetry and stainless steel veneer countertops. •

  28. T ENNIS C ENTER P ROJECTS : M OVING F ORWARD Based on preliminary feedback from the Young Neighbor’s Committee, a basic layout • for the Teen Room was proposed. Subsequently, the layout and proposed preliminary finish selections were presented to • the MPTF and approved for further development. Peacock + Lewis proceeded with a bid/permit package that could begin to be • reviewed by the bidders and released for permitting review (upon authorization) The OCCA ID Committee has provided some additional minor commentary with • regards to finishes. Peacock + Lewis requests final authorization to release the drawing package for bid • and permit review.

  31. G UARDHOUSES : E XISTING C ONDITIONS Observations: Paint & Stucco is deteriorating. • Bahama shutters are uneven and twisted. • Any visible mechanical units should be shielded or • relocated. Landscaping has no intermediate variations in scale • and/or color. The condition of the roofing (copper & flat) as well as the • mechanical units should be evaluated. G UARDHOUSES : P ROPOSED I MPROVEMENTS Repairs to Existing Structure: A roofing consultant (Knopf & Associates) was retained to provide a report on the • condition of the existing roofs at the guardhouses. Report indicated that all flat roof areas are past serviceable lifespan and need to • be replaced as soon as possible. Pitched copper roofs are in good condition with some minor touch up repairs • noted. Repair of existing stucco is necessary. (Re-painting will not resolve the cracking.) • The AC unit at the South guardhouse is well beyond the recommended serviceable • lifespan. Replacement is needed. Enhancements to Existing Structure: Remove existing Bahama shutters (provide interior shading devices) • Add decorative trellis feature (with integral clear canopy) at visitor’s ingress lane. • Add decorative moldings and trim to enhance existing facades. • Relocate or shield any exposed mechanical units. • Provide accent lighting on building to enhance the cupola features. • Landscape Enhancements: Enhancements to landscaping: provide scale, color and variation (WGI) • Minor enhancements to landscape lighting. (WGI) •
