Overview Amendment to ACZO §7.4 • Provides additional flexibility to the County Board to consider and approve modifications to the minimum parking ratio standards for site plan multifamily residential projects in the R-C, Multiple-family Dwelling and Commercial District. 2
Background • Nov. 2017 – County Board adopted residential parking guidelines • Guidelines are not applicable to the R-C district due to limiting provision in R-C district standards • County Board directed County Manager to explore zoning ordinance amendment to the R-C district that would enable the County Board to consider application of the new residential parking guidelines 3
R-C District • One of the Commercial/Mixed-Use (C) districts • Adopted by the County Board in June 1979 – Developed in Ballston Sector Plan planning effort • Designed to “encourage high-medium residential development while also providing for a mixed-use transitional area between higher density development and lower density residential uses.” • Consistent with the High-Medium Residential Mixed-Use GLUP designation 4

R-C District Site Plan parking standards at §7.3.4.E.1: • Parking shall be provided as required in §14.3: – 1.125 parking spaces for first 200 dwelling units – One parking space for each dwelling unit after first 200 dwelling units • As part of site plan approval, County Board may reduce requirement to no less than one parking space per dwelling unit 7
