Health and Fitness • Regional cities are having their moment as boutiques fitness operators look to expand outside of London. • Landlords are becoming more open to gym tenants – not only are they aware of the complimentary nature of a gym within a mixed use scheme, but also as a ripe opportunity in a challenging A3 market. • Franchising models becoming more prevalent as operators see this as a quick growth model – eg. easyGym, Anytime Fitness, SNAP Fitness, Omni Fight Club and F45. • Budget operators are now adopting smaller floorplates in a bid to target smaller markets and city centre locations • The UK’s leading operators, in both the public and the private sectors (by number of clubs and members), remain the same as last year: Pure Gym and GLL , with 176 and 167 gyms, respectively. Will either break the 200 mark over the next 12 months? • Low cost clubs now account for 15% of the market value and 35% of membership in the private sector. • Premium clubs still have their place in the market and ‘Super Premium’ brands such as Third Space, and Equinox are looking for larger floorplates in London and paying record rents.
