Next door to nature Reykjavik is one of the greenest cities in the world Two salmon rivers run through the city Surrounded by mountains, ocean, wilderness and amazing geological phenomena. Geothermal resources provide green energy for industries, as well as hot water for heating houses and other domestic use. Geothermal water is also used for the country’s signature number of spas and thermal pools
Land rent terms Road construction fee Local tax imposed on all construction to finance local roads. 20.059 ISK/sq.m. (Jan 2018) To be paid 45 days after receiving lot. The fee is used to build and maintain roads around the building. Possibilities of rebates in incentives contracts Costs of connection fees for heating, water, electricity and data can be given when building size and electricity need is provided to the relevant utility provider. Real estate tax Real estate tax is 1,65% of the real estate valuation of the building on the plot.
Incentives Land rent Industrial plots are leased for 50 years A long term land lease is very comparable to ownership because of its long duration. The standard lease rate is 1% of the plot valuation per year. If the area plan and master plan have not changed the lease automatically is renewed for 50 years in the end of the first 50 years. Data center locations BÚSTAÐAVEGUR Reykjavik can offer two excellent locations for large scale data centers (over 200.000 sq.ft.): Esjumelar and Hólmsheiði All locations are less than 20 minutes from the city center and offer great access to energy and fiber connections.
Connections BÚSTAÐAVEGUR All location are close to the energy grid with a sub station near by. Landsnet operates the electricity transmission system and administering its system management between regions. Reykjavik energy manages the local energy network
