  2. Our Philosophy Our Philosophy Our typical approach to problem solving is a partnership approach where we attempt to leverage our client’s internal resources (or client vendors) to solve problems. We make available a great deal of documentation and application notes on how to internally (cost effectively) handle a wide variety of problems related to water damage and indoor air quality. Our consultants work with our clients to help, train, guide, document, and certify. Quality cannot be simply tested into a product. You take on the degree of responsibility that your feel comfortable with and we help with the rest. Such an approach reduces cost; improves responsiveness … and at the same time improves overall quality and customer satisfaction. 2 www.Mold-Free.org

  5. Builder Certification Builder Certification We offer a unique program for builders where we document, test, and certify large commercial and residential projects to be mold free at C.O. Our program establishes a bar to legal claims for mold and moisture related construction defects prior to C.O. We can provide extensive resources for training builder internal staff to properly handle pre or post construction water events. We also provide consulting, testing, and expert services to facilities managers, building owners, attorneys, and real estate developers. Procedures developed and all testing and certifications approved by Dr. Gary Rosen, Certified Indoor Environmentalist, Ph.D. Molecular Biologist, Lic. Building Contractor. Dr. Rosen is Vice President and Chief Technologist for Certified Mold Free. 5 www.Mold-Free.org

  6. Building Construction Building Construction During building construction we do inspections both visual and using Infrared Thermography. We look for: Construction defects that have resulted in or could result in water damage. Any water inside the building envelope. We document that drywall is dry and mold free before closing up any walls, shafts and/or cavities. No matter how careful one is, there may be some mold growth from time to time on drywall or wood during construction or due to leaks post close. In addition to our inspection reports, we recommend procedures and provide training for builders to cost effectively and correctly take care of such issues with in- house staff. We are oftentimes asked to provide remediation plans; supervise; do final testing; and to certify and/or warranty such work. 6 www.Mold-Free.org

  7. Cleaning Materials Cleaning Materials During the course of construction, some building materials may need cleaning. Our people are equipped with backpack sprayers that allow quick, safe, and cost effective cleaning of furring, trusses and other wood products. Please call us for our excellent application note on Cleaning Building Materials that we developed for a large building supplies distributor located in Gas powered backpack sprayer. Florida and Las Vegas. 7 www.Mold-Free.org

  9. Disinfecting/ Dry out Disinfecting/ Dry out Wet Vac Fogger During the course of construction (or sometimes if there is a water problem … after the close) wall cavities and ceiling cavities may need to be fogged with disinfectant and/or cavities may need to be quickly and easily dried out with Wet-Vac. Ask for our application note on Wall Cavity Dry Out 9 www.Mold-Free.org

  10. Mold Claims Mold Claims The terms of the builder’s express limited warranty typically provide a one- year general warranty, a two-year systems warranty (HVAC, electrical and plumbing) and a ten-year structural warranty. Water leaks, water penetrations and excessive condensation could fall within any of these terms. 10 www.Mold-Free.org

  11. Mold Claims Mold Claims In addition, implied warranties run from two to four years (depending on the state) from the discovery of the latent defect. Even if the express warranty period has expired and the statute of limitations on the implied warranties has run, the builder may no longer have a legal obligation to repair the water source but the builder could still be liable for personal injuries from the mold that results from the water. 12. Mold as a Result of Mold as a Result of Construction Defects Construction Defects In the case of a mold claim … was there a construction defect? According to the EPA, mold will always grow inside of residences if moisture & indoor humidity are not controlled. Was there mold or hidden moisture before the resident moved in? That is … were there construction defects? If not, then the moisture problem and resulting mold contamination would have occurred after the unit was delivered and was under the control of the resident. Can the resident prove that he properly air conditioned his home to keep humidity under control or that he reported any leaks in a timely manner? Can the builder prove that he constructed the building according to building code (in FLA for example: Florida Building Code GA—216-2000 3.2) that Drywall be Kept Dry? Can the builder prove that the unit was delivered mold free? 12 www.Mold-Free.org

  13. CMF Building Program CMF Building Program We focus on documenting, testing, certifying that the buildings/homes: Have been constructed according to industry standards. Are delivered free of detectable mold growth. Our program establishes a bar to Our program establishes a bar to legal claims prior to C.O. legal claims prior to C.O. 13 www.Mold-Free.org

  14. CMF Building Program CMF Building Program Buildings constructed using Certified Mold Free protocols: Can be cost effectively documented as well as cost effectively certified delivered mold free; And ... Because many problems are either prevented or caught early .. significantly less mold remediation labor & expenses occur during and after construction. Construction costs & construction delays are reduced. 14 www.Mold-Free.org

  15. Our 4 Step Program Our 4 Step Program Document the building code compliant construction process (or any problems to be fixed) using Digital Photography. Document moisture free homes (wall cavities & shafts dry, no leaky pipes, no roof leaks) using Infrared Thermography. Test the indoor AQ upon C.O. to make sure that no elevated indoor mold counts exist before the home is delivered to buyer. Issue Certificate. 15 www.Mold-Free.org

  16. Digital Photography Digital Photography We provide a photographic record of the construction process showing that the units were constructed according to industry standard procedures for eliminating construction defects due to moisture and mold. Where there are problems during construction we photograph them and have Mold growth from roof leak. Roof you fix them. must be fixed and wall board replaced. 16 www.Mold-Free.org

  17. Infrared Photography Infrared Photography This image below clearly shows an area of moisture infiltration in a high ceiling of a residential structure. This classic pooling effect is usually indicative of moisture rather than improper insulation. Moisture damage like this can lead to mold conditions if not properly fixed. 17 www.Mold-Free.org

  18. Air Sampling & Air Sampling & Certification Certification The use of advanced equipment & laboratory procedures co- developed with the world re- nown Dr. Pierre Zippi of Mold ID, LLC is what allows us to Certify and also obtain our $5M Professional Liability Coverage by AIG. All air samples are: Photo-micrographed & stored in electronic data base. Analyzed for indicator species and profiled using our internal info-base. Special techniques in use to minimize the masking affects of the large amount of airborne debris normally on construction sites. 18 www.Mold-Free.org
