President’s Report Johnny Rich
Our Goal Our goal is to promote a community environment while preserving and increasing property value through good stewardship. Our Vision This is accomplished by operating the Association, maintaining the common property and enforcing the governing documents. Excellence in leadership by representing the neighborhood in dealings with the community and take full responsibility for our actions. Keep residents informed through direct and online communication while being transparent. Undertake initiatives that preserve and improve the quality of life in our area and develop a positive sense of pride and community
Our Purpose and what the HOA Affects: Transparency Enforcement of covenants Set Policy Review Operations Resolve Disputes Listen to residents Plan for the future Vote on business Work closely with law enforcement Open communications with HMS, zoning, local law enforcement & county commissioners Operate the Associations’ budget
HOA Cannot Affect: HMS property (park, pool, tennis & golf course) Security but works very closely with the Cherokee County Sheriff’s Department Streets within BridgeMill: • Traffic issues such as speeding and not stopping at stop signs • Repaving and repair of streets, curbs or sidewalks Marshall’s Office Issues • Noise ordinance such as dogs barking and loud music

Financial Audit Performed by Independent Accounting Firm ● Conducted the first BM audit ● Overall the community is in excellent financial status. ● Discovered a 13k overbilling charge from a vendor that was resolved within 1 week ● Recommendation is to conduct an audit every 2 years per Best Practice Standards
Main Entrance Lighting upgraded to LED. All other entrance and monument lighting currently being assessed for repairs/enhancements
Third Entrance Enhancement Gold Mill Ridge
Almost 1,000 BMCA Residents use Third Entrance
Enhancement delayed pending final bids. Currently re-evaluating due to costs associated with project. Will likely do in stages. Phase I – COMPLETED Added street lighting to corridor for better visibility at night. Phase II - May include new landscaping, hardscaping or fencing

Office use Homeowners come here to pay yearly assessment, drop off ARC modification requests, purchase mailbox supplies or simply come to ask questions about BMCA All neighborhood business conducted here • ARC meets twice a month (1 st and 3 rd Monday) • Board of Directors meet here (2 nd Monday and as needed) • Contractors meet here
Proposed Office Bldg within BMCA We, the residents collectively own over 150 acres of common property inside the community Very early stages of investigating constructing an office inside the BridgeMill community Decreases need to be renters forever Buffer & Building Setback Variances needed A lot of work still needs to be done

Confirmed Priorities: Third Entrance Enhancement Lighting Repairs/Upgrades The Manor at BridgeMill Landscape Improvements Under strong Consideration: New Office Building within BMCA Progress updates will be posted on the BMCA website (www.BridgeMill.org)
The Manor at BridgeMill street light is due to be installed this month. Due to the recent bad weather, the installment was delayed.
Goals also include: Continued community relations with the Sheriff’s Department as well as our elected officials Sixes Road and Cherokee County growth- outreach BridgeMill is a great place to live! Needs to stay current and competitive in the market place

ARC Updates ● ARC meetings are on the 1 st and 3 rd Monday of each month. ● There will now only be one ARC meeting in December, it will be on the 1 st Monday of the month. All other submissions that month will be reviewed via email, and are due by noon on the Friday before the 3 rd Monday of the month. A calendar will be posted on the website. ● There is now a QuickGuide to some of the documents the ARC will need for each specific type of request. This document and the December meeting policy will be updated to the BridgeMill website soon. ● The ARC form will be edited and a new one will be posted to the website once the physical copy is made available at the onsite office.
