Existing Zoning Waverley LEP 2012 Private Recreation RE2 Existing permissible uses include Building identification signs, business identification signs, child care centres , community facilities , environmental facilities, environmental protection works, flood mitigation works, information and education facilities, kiosks, recreation areas, recreation facilities (indoor), recreation facilities (outdoor), registered clubs , respite day care centres, roads. Note that roads are zoned as per adjacent zones
Proposed Zoning Waverley LEP 2012 Residential R3 – Medium Density permissible uses include home industry; roads; residential accommodation (all types except shop top housing and home occupation (sex services)) ; bed and breakfast accommodation; kiosks; markets; neighbourhood shops; childcare centres ; community facilities ; information and education facilities; places of public worship; respite day care centres; recreation areas; recreation facilities (indoor) exhibition homes / villages

Key Rezoning Issues Loss of Tennis Courts Council 2008 Recreation Needs Study identifies need for Courts Council identified potential sites include. Hugh Bamford Reserve, North Bondi Rodney Reserve, Dover Heights Proponent’s Community Facilities Needs Assessment confirms this but: Recognises risk of courts in private ownership Recognises need for better quality courts Recognises current planning by Council to potentially invest in Courts at Waverley Park (Waverley Park Plan of Management)
