NEIGHBORS ACROSS STREET HAVE DIFFICULTY ENTERING AND EXITING THEIR OWN DRIVEWAY – STREET PARKING CUTS ½ OF THEIR RADIUS SPACE TO TURN INTO THEIR DRIVEWAY.

EXISTING GARAGE & DRIVEWAY THE GARAGE ORIGINALLY WAS USED AS CARRIAGE PARKING AT A TIME WHEN FLAGG PLACE AND WEST ENTRY WERE DIRT ROADS. WEST ENTRY WAS ONE OF THE ENTRANCES TO THE FLAGG ESTATE. THE CURRENT GARAGE AS IT EXISTS TODAY IS TOO SMALL TO ACCOMMODATE PARKING. IN LATER YEARS, THE CARRIAGE SPACE WAS CONVERTED INTO A CLOSED STORAGE AREA WITH A GARGE DOOR. EXISTING ASPHALT DRIVEWAY GRADE IS TOO STEEP TO PARK DURING INCLEMENT WEATHER.
PARKING RESOLUTION IT IS SAFER TO PARK VEHICLES OFF STREET. THE CURRENT PROPOSAL WOULD PROVIDE FOR TWO OFF STREET PARKING SPOTS. IN ADDITION, THE CURRENT PROPOSAL MINIMIZES THE SCOPE OF WORK AND MAINTAINS PRACTICALLY ALL THE DESIGN FEATURES IN THE LANDSCAPE WITHOUT REMOVAL OF ANY TREES. HEDGE REMOVAL DOES NOT CONFLICT WITH LPC’S ORIGINAL COMMISSION AS NO HEDGES WERE PRESENT.
PARKING RESOLUTION (CONT.) CURRENT LOW RUBBLE WALL IS ALMOST NON-EXISTENT AS STONES HAVE WASHED AWAY WITH THREE DECADES OF STORMS AND SNOW PLOW REMOVAL. THERE IS NO MENTION IN THE ORIGINAL 1987 LPC REPORT OF THE LOW RUBBLE WALL. THIS PROPOSAL WILL NOT IMPACT FLAGG’S ERGONOMIC DESIGN OF THE HOUSE AS IT IS SET HARMONIOUSLY WITH THE PROPERTY. THE PROPOSED WOOD RETAINING WALL MATERIALS ARE IDENTICAL TO THE EXISTING PATHWAY RETAINING WALL THAT WAS ORIGINALLY USED AND STILL USED TODAY. IN ADDITION, THE EXISTING FENCE WAS ADDED NEARLY 70 YEARS AFTER FLAGG’S CONSTRUCTION.
