The East River Fifties is the only residential neighborhood still subject to R10 without any type of contextual protections. That zoning allows development of Very tall towers.
The Problem: ▪ Existing zoning allows out-of-scale development The Solution: ▪ Rezone the area appropriately Planning Goals: ▪ Consistency with neighborhood context and built character ▪ Require more affordable housing in new construction to align with goals of Housing New York ▪ Accommodate growth
