Background ¡ The ¡Timber ¡Lakes ¡Estates ¡(TL) ¡subdivision ¡was ¡established ¡more ¡than ¡40 ¡years ¡ago. ¡The ¡Timber ¡Lakes ¡ • Property ¡Owners ¡AssociaKon ¡(TLPOA) ¡is ¡run ¡by ¡9 ¡volunteer ¡board ¡members, ¡with ¡three ¡of ¡these ¡seats ¡ possibly ¡turning ¡over ¡every ¡year ¡– ¡thus, ¡potenKally ¡creaKng ¡a ¡lack ¡of ¡consistency. ¡These ¡Board ¡members ¡ are ¡responsible ¡for ¡managing ¡the ¡AssociaKon’s ¡annual ¡budget ¡of ¡almost ¡$1M ¡including ¡operaKons, ¡ improvements ¡and ¡reserves. ¡ ¡ ¡ The ¡current ¡TLPOA ¡Board ¡has ¡idenKfied ¡several ¡things ¡about ¡TL ¡that ¡need ¡to ¡be ¡addressed ¡or ¡could ¡be ¡ • improved: ¡Task/work ¡order ¡system, ¡delinquent ¡assessments ¡exceed ¡$200,000, ¡governing ¡documents, ¡ security ¡plan, ¡road ¡maintenance ¡plan, ¡property ¡rights ¡issues, ¡budgeKng ¡and ¡project ¡management ¡for ¡ future ¡improvements ¡and ¡capital ¡reserves, ¡etc. ¡ ¡The ¡Board ¡wants ¡to ¡find ¡beVer ¡ways ¡to ¡do ¡things ¡and ¡this ¡ includes ¡exploring ¡the ¡opKon ¡of ¡bringing ¡in ¡the ¡resources ¡and ¡experKse ¡needed ¡to ¡run ¡our ¡community ¡ beVer. ¡ ¡In ¡other ¡words, ¡without ¡raising ¡assessments, ¡can ¡we ¡make ¡improvements ¡for ¡members ¡AND ¡save ¡ money? ¡ YES ¡WE ¡CAN ¡ ¡ Property ¡Management ¡Companies ¡are ¡experienced ¡with ¡HOAs. ¡ ¡They ¡know ¡what ¡it ¡should ¡cost ¡to ¡run ¡our ¡ • community ¡and ¡they ¡can ¡idenKfy ¡any ¡“fat” ¡in ¡our ¡spending ¡that ¡can ¡be ¡cut. ¡Property ¡Management ¡ Companies ¡are ¡also ¡current ¡on ¡HOA ¡laws, ¡operaKng ¡procedures ¡and ¡training. ¡ ¡They ¡take ¡their ¡marching ¡ orders ¡from ¡the ¡Board, ¡but ¡provide ¡the ¡Board ¡with ¡guidance ¡and ¡experKse. ¡For ¡the ¡last ¡five ¡months ¡the ¡ Board ¡has ¡created ¡a ¡list ¡of ¡all ¡the ¡responsibiliKes ¡it ¡would ¡like ¡handled ¡for ¡the ¡AssociaKon ¡(RFP), ¡conducted ¡ research ¡on ¡Property ¡Management ¡Companies ¡and ¡the ¡services ¡they ¡can ¡provide, ¡explored ¡how ¡to ¡budget ¡ for ¡management ¡WITHOUT ¡raising ¡assessments, ¡and ¡reviewed ¡a ¡short ¡list ¡of ¡the ¡most ¡qualified ¡companies. ¡ ¡ 2 ¡
