Noll Terrace Preliminary Plat Plan • Lots are 5,374 to 10,250 square feet. (Residential Low district Lot Averaging minimum lot size is 5,000 square feet.) • Average lot size is 7,525 square feet. • Lot area and dimension meet Lot Averaging requirement as proposed. • Setback, lot parking, building height, building lot coverage, and impervious surface lot coverage reviewed with building permit submittal.
Tree Retention and Landscape Plan Left: • Tree Retention tract, easement, and replanting area. • Trees in wetland buffer are retained. Right: • Street tree and tree retention planting. • Ground cover and irrigation in tree planting areas.
Noll Terrace Preliminary Plat Plan • 16 street parking spaces are required, 20 are provided. • Access to properties east will be maintained during development. • Connectivity to undeveloped property east. (Blue Heron PRD) • Dedication of right-of-way for City Noll Road Improvement project. • Extension of the Noll Road Multi-Modal path along frontage.
Staff Recommendation • As mitigated and conditioned, staff respectfully requests the Planning Commission recommend approval to the Hearing Examiner. AND • Authorize the Commission Chairman to sign the Findings of Fact, Conclusion, and Recommendation
