Vision “The downtown is the community’s center serving residents’ daily shopping, dining, and leisure needs, and will evolve into a more vibrant and pedestrian-friendly gathering place in which Northbrook families and residents of all ages are proud in which to live and entertain their family and friends with an array of unique shopping dining, and recreation experiences.”

Zoning Recommendations • Define a build-to line along Meadow Road and Shermer Road • Integrate a 3+1+1 height incentive system in VGO District • Adjust parking in VGO – Retain 2.5 per 1,000 retail sf in special parking area along Shermer – Require 3.0 per 1,000 retail sf in remainder of VGO, and 8.0 per 1,000 restaurant sf • Integrate form based elements into zoning code • Amend zoning standards for C-1 District (allow PUD, increase height to 3 stories, increase FAR to 0.50) • Require design guidelines for parking structures
