What is an aggregator? �
History of Aggregators � • Use of aggregators in the hotel and restaurant industry • Industry vs. Consumer – Great for consumer (Price and Selection) – Not necessarily good for the industry (Commodity) – …but drives consumer behavior and demand
Self Storage Aggregators � • Aggregators are “leasing” the space to self storage operators • Examples of Self Storage Aggregators Subscription Pay Per Reservation ¡
Subscription based or Monthly fee model � Cost effective but higher risk • Can generate large ROI • – Example: 10x10 rental for $100. 12 mo x $100 = $1,200 Crucial to track your leads •
Pay Per Reservation � • Pay per reservation – Can be more expensive but lower risk – Price per reservation can vary depending on size of unit rented – Several of these aggregators spend money in the pay per click ads to help drive you traffic
% of Rent model � • This model asks you to pay a percentage of the rent for any reservations or rentals they send you • Generally the percentage is 30% of the monthly rent for the lifetime of the lease • Can be very expensive (ex: $100 rental = $30/mo lifetime of lease. 12 mo = $360 cost per rental)
Benefits of aggregators for smaller self storage operators � • Struggle of small operator vs. bigger market – ex: 1 store brand in Dallas, TX(or any metro) • Extremely competitive market • Smaller brands don’t have budget to keep up with what many of them do from SEO (search engine optimization) standpoint • Aggregators help smaller brands be found in their immediate and surrounding markets nearby (within 10 miles)
Other benefits of using aggregators � • Additional way to drive leads/rentals • No contract or long term commitment • Can give you an additional spot to be found on search engines • Help you come up for multiple search terms
Using Aggregators for your website � • Smaller operator in small market using aggregator as website – Low cost – Clean conversion design – Maps management – Mobile website – Call tracking – SEO efforts already proven with aggregator showing up – Site MGMT Software integration (varies) – Example
