  3. A lot has happened in the last year This presentation aims to give a brief summary of what Leeds West Homes has achieved

  4. Leeds West Homes was re-inspected by the Audit Commission in August with the result announced in September We were awarded 2 Stars with Promising Prospects of Improvement This is a “Good” score and recognises the progress made since Leeds West Homes’ first Inspection as the bar has been raised considerably by the Audit Commission

  5. There were contested Tenant Board Elections in October Welcome to the Board: Brian Falkingham – Pudsey Kevin Sharp – Wortley Gillian Withers – Bramley Goodbye and thanks to: Jacqui Clayton Roland Cross Andy Liptrot

  6. The Decent Homes Programme moves on a pace In 2004/5 Leeds West Homes spent £19.6m on major repairs and improvements This year we plan to spend £36m. To date £31m worth of schemes have been contractually committed The result of this investment can be seen across West Leeds

  7. LEEDS WEST Homes Main areas of 2005 – 2006 Budget The Main area of this years budget has been:- Kitchens And Bathrooms Roofing Defective Housing Windows and Doors

  8. Defective Housing AIREY HOUSES BEFORE AIREY HOUSES AFTER Airey Properties on the Tong Estate Phase 1 completed Dec 2004, Phase 2 Completed September 2005. Airey Properties on Heights Bank – Phase 1 Completed September 2005 – Phase 2 to complete by May 2006. This will complete Leeds West Homes Airey Remedial Programme.

  9. Non Traditional Build An enveloping programme carried out to Wimpy No Fines Properties (Left). Summerfield Place –Now Complete Butterbowl Gardens – In Progress Myton Reema and Unity Properties Pilot Scheme, carried out on Heights Way. This scheme is to be rolled out throughout Leeds West Homes to include:- Heights Bank Swinnow Gardens / Road Musgrave Bank

  10. Kitchens And Bathrooms Kitchen And Bathroom schemes ongoing at: Rutland / Clifton Court The Heights East and The Heights West Ashlea Court Stonecliffes Fairfield Estate Second Avenue Bramley Phase 1 Phase 2 Marsden Court Several more schemes to come on line in the new year

Roofing There are several schemes ongoing including:- St Catherine’s Drive Gamble Hill Drive Broadlea View The Gardens Thornfield Avenue Westdale Drive Harley Rise Swinnow Road St Lawrence Close 2005 – 2006 Roofing schemes are all due to end by February, and several further schemes have already been identified for 2006 – 2007.

  12. Windows And Doors There are numerous Windows and Door schemes throughout the whole of Leeds West Homes. Many schemes are ongoing, and many more will be starting over the coming months.

  13. Environmental I mprovements are underway

Improvements in facilities for tenants and residents have been undertaken, including: • Bramley Housing Office Counter/Reception improvements 2 nd phase in Bramley in early 2006 • • Staff moving into Silver Royd in Wortley before and after New Year • Reception and Library improvements planned for Heights Drive Office in Spring 2006 • Looking forward to improved service through Council’s new Contact Centre

Tenant and Resident Involvement has gone from strength to strength There are 27 registered Tenants Groups covering 45 % of the homes Leeds West Homes manages 2 new groups were registered last year “West Side Stories” is well received by tenants and we get ideas for inclusion in future editions The Tenants Handbook was circulated to all Leeds West Homes tenants in August and further service standards are being sent out this month Leeds West Homes is working with local schools and Asylum Seekers and Refugees

  19. Leeds West Homes assumed the client role for Adaptations in Council Homes in West Leeds from April 2005. Action to date: • Adaptation works integrated and planned into Decent Homes schemes • Improved joint working with Social Services, Adaptations Agency and Leeds West Homes staff through West Accessible Housing Group • Working with Social Services and Parent Carers Association Leeds to look to improve the service to families with disabled children • Leeds West Homes has led on disability agenda for ALMOs

  20. Leeds West Homes ran 4 successful Home Improvement Events in July 2005 • 600 people attended • Leeds West Homes got good feedback on current schemes • Tenants put lots of ideas and suggestions for improvements to their homes and neighbourhoods

Leeds West Homes continues to work in partnership with a range of agencies in West Leeds and across the city Leeds West Homes is a founder and executive member of West Leeds District Partnership Leeds West Homes is a key member of the Community Safety Partnership and the Multi-Agency Tasking Groups Leeds West Homes supports Roseville with £2m work in 2005/6
