Home Value Update Ben • Recap of 2019 Real Estate Market: • In 2019 / Dutch island had 20 Homes SOLD / average sales price $491,755 / average price per sq. ft $157 / and these homes took an average 124 days to sell • -min sale price was $250,000 • -Max sale price was $910,000 • • Current Dutch Market as of 01-20-2020 • -16 Homes currently For Sale • - Average Listed Home Price: $593,644 / with an average $158 price per sq. ft / these homes are currently average 152 days on market • -4 homes currently Under Contract pending sale • • General Dutch Island thoughts: • -HOA communication has greatly improved / processes have been streamlined / playground, tennis courts and basketball courts have been improved / more island community events have been added and been huge success - nothing like having these events such as Christmas party and seeing people from Isle of Hope and the Landings coming to our Island to see them. /I feel these island events will continue to showcase how amazing our island is for all residents • -roughly two years it was a struggle for myself and other realtors on the island to get buyers and agents out to the island / our price per sq. ft was down roughly $20 a ft / a part of this was us losing a huge market share to the landings but today we are seeing much improvement / I now have realtors calling me asking for off market deals, up coming listings because they have buyers wanting Dutch island only - this was not here roughly 2 years ago . I strongly feel the island must get behind the board with continually improving our amenities and island to maintain this high level of buyer interest.

Boat Decal Control • In May we experienced severe congestion at the Dock • Led to a study of existing decals in Database • 480 Boats with numerous duplications • Majority of decals 4 years old and fading • Dock Rules were revised requiring all new Decals • Presently we have 107 active Boats • Now have the option for mass emailing to boat owners • Security enforcement of Dock rules are in full effect • 3-day rule will start back in April with a two- strike tow rule
Causeway • Landscaping Master Plan very expensive -will be phases • “ Minnow Catch Basin“ is being looked at closely • Multiple parking in the area has resulted in erosion • Hurricane damage to the culvert under the Road • 2020 Ideas Engineering Study for Bike or Cart Path feasibility
Mics. Grounds – Signs / Dredging • Signs • New Sub contractor has been working all year to repair • Many Posts were refurbished or replaced • Signs are being repainted or replaced • On going process 2020 • Lagoons • Extensive Engineering Study completed on 7 lagoons • Blue Crab Point Lagoon is in severe need of dredging • Plan for 2020 Blue Crab Point remediation
ARC Changes Scott • Changed approval system to a form-based document. • Allowed for a clear concise request to the ARC. • Approvals are quicker now . • Documentation is better • In 2020 will revise our 13- year-old ARC Guideline • ARC Meetings will mostly electronic based in lieu of bimonthly meetings
Fast Food Pass • Started optional Pass System to allow food only services to bring goods to you home without need for a decal. • Presently we have 27 folks signed up. • Helps in our decal revenue - $2000 plus. • Sign up online at our Community Web site. • If not signed up to our site send email to info@dutchisland.net for a username and password
Web Sites • Just for info we have 3 sites- Public, Community, Assets • Gone from approx. 80 users to 204 users . 2019 Handbook -George • First quarter the Board struggled on which Regs to follow • March Meeting (4 attorneys) lead to idea of the Handbook • For 6 hard working months the Board reviewed all regs • In Oct we published and sent hard copies to all residents • Have in PDF( Flip book ) on Web and hard copy. • Now we all know the rules !! • Residents have been asking for more enforcement • ARC will lead this effort using the Handbook

Dues Increase Vote Results We will institute a Community Web Site online dues payment system Residents on an optional basis will have the ability to pay their dues online using a Credit Card. ( Feb 2020 implement) A 3 % processing fee will be added to the invoice for a total of $1442. You can print a paper document to hold as proof of payment. We will look at the feasibility of a partial payment system for potential implementation in 2021
