SPECIFICATIONS The specifications provide standards for performance of the windows, installation and serve as a basis to obtain bids from qualified contractors. PERFORMANCE: Meet the requirements of the 2014 Florida Building Code Meet hurricane wind requirements in accordance with ASCE 7-10. All windows meet Zone 5 wind load requirements All windows meet large and small missile impact requirements Provide Low E energy saving glass Provide bronze tint to match existing sliding glass doors and meet the Turtle Code. WARRANTIES: • Window frames have a Kynar finish and provide a 10 year warranty on the finish. • Provide a 10 year warranty on the glass. • Provide a 5 year warranty on the window assembly • Provide a 5 year warranty on all other work including moisture intrusion.
INSTALLATION Work is to be done mainly from the exterior of the building by swing stages. Prior to starting work at each unit, contractor will require access to the unit with security and protection barriers will be installed inside the unit to separate the work area from the living area. When the work is completed, the contractor with security will require access to remove the barriers. Existing windows and shutters will be removed. Contractor is to install the new window within the same day unless spalling is found. In all cases the opening is to be sealed if the opening cannot be sealed by the end of the day. Section of concrete floor (1” to 2”) will have to be cut back in order to accommodate the new windows. Trim piece will be installed to provide a transition. Drywall will be cut back to accommodate the new windows and refinished to window framing. Painting of drywall will not be included.

We visited these window manufacturing plants to verify their quality control and capacity to provide the windows for this project.
BIDDERS Specifications were sent to Contractors and a pre-bid meeting was held so the bidders could walk through the property and ask any questions they may have regarding the project.
