What is a Substandard Building?  SMC 17B.070.040  An unfit building is one which one of twelve criteria are present and to such and extent as to warrant demolition.

12 Criteria for Substandard Buildings Dilapidation 1. Structural Defects 2. Unsanitary Conditions 3. Defective/Inoperable plumbing 4. Inadequate weatherproofing 5. No activated utility service for one year 6. Inoperable or inadequate heating system 7. Hazardous electrical conditions 8. Structure has been boarded for more than one year 9. Structure used in manufacturing of drugs and condemned 10. Fire damaged structure 11. Defects increase hazard of fire accident or calamity 12.

1.Dilapidation  Exterior decay, water damage

Inadequate Weatherproofing  Siding, roofing and glazing.

Structural Defects  Defects to the foundation, walls and roof framing.

Inoperable or inadequate heating system

Defective/Inoperable plumbing

Fire Damaged Structure

Hazardous Electrical Conditions

No Activated Utility Service for One Year

Defects that Increase Hazard of Fire Accident or Calamity

Structure has been boarded for more than one year
