Strategic Option What did we consider? • Major expansion at key locations on the transport network • But constraints prevent potential for major growth Saunderton washed over by the Green Belt and within the AONB • Very few local services, jobs and facilities
Sites Options What did we consider? 2 Employment Sites in Saunderton • Molins • West Yard • Advice from the PBA report on letting Molins go to other uses but retaining West Yard for Very few sites options employment use. in the North West • Since then, West Yard planning Chiltern area application for residential.
Consultation feedback • Development at Saunderton was broadly supported • Some concern over impact on Green Belt and AONB • Basis for support: the village has train links to London and the o Midlands it can accommodate schools, homes, services o More housing and commercial development would o result in an uplift in the declining shops available to the existing population and prospect of local job
Consultation feedback Sites suggestions: • Former Molins site at Saunderton o Suggested for residential o Accessible by rail o Would benefit from an upgrading of the A4010 (dual carriageway from Aylesbury to High Wycombe/Thames Valley) o Development principles (from consultation report) supported

Key Sites in Saunderton Current Situation
West Yard • Dandara Homes • Ref. 14/05870/FUL • Full Application • 42 Homes of which 19 (40%) affordable • Mix of 1 bed flats; 2 bed flats; 2 , 3, 4 bed houses.
Molins
Molins - Context • Previously development land (brownfield) • Application granted for a Data Centre in 2008 – but not implemented • Employment Land Review advice says no commercial interest in site – redevelop for alternative uses.
Development Management • Pre- application discussions regarding Molins with St Congar Land (developers) • Developers-led public exhibition early November • Outline application anticipated for Winter 2014, and determination mid 2015
Dilemma • Major development in the Green Belt and AONB • 213 Homes (mostly 3 beds+)
Connectivity issues Poor access to: - the village, - the train station, - the highways.
Sustainability • Is this sustainable development? • Important to not prejudge the planning application
Potential for Phase 2? • Land ownership greater than current proposal • Green Belt and AONB
Comprehensive development Would more development be better? • Better integration to the village? • Better integration with the AONB landscape?
