  2. Modern wood construction has been traditionally limited to 3-4 story buildings. For the purposes of this discussion, a “Tall wood building” is a building where wood products makeup a majority of the structural frame of the building while its Height pushes the traditional mold of what was considered possible. Several Tall wood buildings are already in existence.   3. Advantages and Disadvantages Disadvantages:  I would say the biggest disadvantage for tall wood buildings is the false public perception that wood buildings are unsafe. This is due to age-old building techniques and wood products that created a bad reputation for wood as a building material when compared to concrete and steel.  Wood is more likely to burn than steel/concrete, but it burns predictably - it can be treated with fire retardant, and is fire resistance due to thick cross sections. They can also be fire tested to ensure predictability.  Higher per unit cost on a comparative lumber basis, but not necessarily on a comparative use basis, mainly due to structural adhesive  EWP are labor intensive – tough to manufacture automatically.  Anisotropic: Shrinking/Swelling in different directions during seasons of temperature and moisture change creates problems in some geographical locations around the world.  Requires larger capital investment due to a more complex manufacturing process. Advantages:  Green – Wood is the only major building material that is renewable.  Fast transport/assembly/installation because of pre-fabricated EWP  Energy Efficient - Good insulator  Noise reduction  Unique design  Aesthetics  Seismic Performance – ductile, dissipates energy, high lateral load resistance rating  High strength to weight ratio (7 times lighter than concrete)  Less waste – manufactured for end use applications, no job site waste. Building Code and Future of Tall wood Buildings: To allow for changes in building height, changes in building code have to occur. This is happening all over Canada with Vancouver being the first city to allow 6 story wood building in 2009. Quebec and Calgary moved to change their building codes in November and more recently, Ontario followed suit in January. Developers are scrambling to develop designs for wood buildings and this has shown in Vancouver where there are 250 projects are at or near completion. There is conflict over whether tall wood buildings are safe, although much of the criticism has come from cement and steel companies, which may arise from their fear that wood will cut into their profits. There have been issues with fires when buildings are under construction but a good sprinkler system has been shown to mitigate this issue. The future of tall wood buildings is strong, many groundbreaking projects are occurring across the globe from Australia to Denmark, created by a demand for green products that have a lower environmental impact.
