Housing Provision in Wales Selina Moyo/, Policy Officer /, CHCymru
Our members • Influence, connect, support and inform our members • Encourage and facilitate the provision, construction, improvement and management of low cost housing • Provide services, education, training, information, advice and support to our members
Developments over the decades • Victorian/Edwardian times up to 1918 • End of WW1 and the ‘Homes fit for heroes’ campaign • Destruction of thousands of houses during WW2 • Peak in house building in the 1960s • 1980s economic boom and bust times
Housing Need • Estimates are that we need approximately 8 700 new homes per year • Building rates have been declining over the years • Councils in Wales have not built homes for years and the Right to buy has reduced affordable homes • Major demographic changes among our population
Challenges in providing affordable, adequate housing • Availability and cost of viable land • Unpredictability and inconsistency in the planning process • NIMBYs • Problems on site with utilities companies • Skills shortages in the construction industry
The future • Increased house building across different tenures • Use of modern methods of construction • Place housing at the heart of integrated health and social care • Continue to create prosperous places where people want to live
