  2. Hertford Theatre Where we started • What we’ve been up to • Where we are hoping to end up •

  3. Bennetts Associates Our Projects include the RSC, The Old Vic, Storyhouse Hampstead Theatre and the Citizens Theatre

  4. Creating a Cultural Hub for Hertford Building on success, creating growth and legacy, eliminating deficit

  5. Project Timeline The journey we’ve been on • Oct 2020 June 2019 Oct 2019 Feb 2020 July 2020 RIBA Stage 1

  6. Place Unlocking the potential of an important site

  7. Place Responding to the special character of Hertford

  8. Place Promoting access and engagement with the River Lea, Motte and Castle Gardens Grounds

  9. Core Issues 3. 1. 2. 4. 1. Muddled arrangement on the street with lack of presence and connection with the town 2. Lack of engagement with river edge and motte 3. Need to build on current offer to make the business more future proof and sustainable 4. Lack of general connectivity between town, building and landscape

  10. The Brief Growth and Legacy

  11. Sustainability What should the principles be in creating a sustainable building for Hertford? Select the right team! • Targets – Breeam excellent has been selected for the project • Build Less – retain where possible • Build Low Carbon – specify materials with low embodied energy • Build Efficient – efficient services, go electric, drive down energy use • Build Beautiful – if the building is loved it will last • Measure – help the building function properly in use •

  12. Design Response An iterative and collaborative process • A design that responds to the core issues • A balance between contemporary and contextual •

  13. Massing

  14. Massing Conceptual build up – Site cleared with existing auditorium retained

  15. Massing New build volumes with sloped roof planes placed around existing auditorium

  20. Massing Conceptual build up – A series of connected volumes that wrap around the retained auditorium

  21. Massing Each contain a item from the brief with the foyer spaces stitching between each volume

  22. Massing Solid volumes that are carved to create openings for windows, entrances.

  23. Massing Each volume can be read internally as well as externally

  24. Massing Each volume has a direct relationship to an exterior space be it the town or river and presents varied elevation on the streetscape

  26. Massing Each volume has a direct relationship to an exterior space be it the town or river and presents varied elevation on the streetscape

  27. Massing The building starts to take on the character of a small town . The new build volumes frame a central connecting space or “town square” with the existing auditorium

  28. Massing Key Views View Across river View Maidenhead Street View The Wash

  29. Facades An outside that reflects the craft and quality of the work inside The cladding needs to reinforce the concept of a series of connected volumes. One of the key points is the material on the exterior should be read on the interior to strengthen this link

  30. Facades Brick feels like the right choice for the building because it has a solidity , it will reinforce the idea of the blocks, suits the context and can be used internally and externally

  31. Facades Contemporary and contextual

  32. Facades Distinctive in detail

  33. Detailing Additional detail is added to the façade by using a protruding header course at a low level and by glazing every stretcher course up to the window datum in a complimentary colour

  34. Detailing The two details come together to create visual interest as it catches the light without detracting from the overall concept

  35. Detailing Lastly, the protruding header course slowly recedes as it moves up the façade creating a gradient effect creating variation between the volumes but by using the same detail.

  36. Detailing The overall effect is a façade created in the same material using the same rules, but each volume will look different depending on how they are viewed and their aesthetic will change from day to night

  50. Sustainability Measures What steps have we taken to reduce embodied and operational energy? Retain as much of the existing building as possible • Hybrid concrete and CLT (timber) structure exposing the structure where possible • Use in house expertise to specify the right materials (ongoing) • Upgrading the external fabric (new build and refurbishment) to increase performance • Use of efficient services and go electric (ASHP for heating cooling) • Utilise intelligent building systems to drive down energy use when in operation • Where possible create spaces that are flexible and adaptable • Have a building that is beautiful and has longevity •

  51. Cost and Programme RIBA stage 3 on budget with comprehensive cost planning to confirm that we can deliver • the project within the £19.9mn cost envelope Key Dates: Consultation commencing Sept and running for 4-6 weeks in advance of planning • application mid-October.
