  7. Simple explanation  Expressed in the simplest possible terms, Dolphin Capital GmbH buys German Listed Buildings with Private Equity capital. Apartment units are then sold through a well established network of German sales agents to German buyers.  No project purchase is completed by Dolphin without bank finance being approved to the end German buyers. Renovation works are undertaken and the development funds are released by the bank on a phased basis which enables the agreed loan repayments to be made to the investors, who funded the purchase of the listed building at the outset.  The German Government extends a unique tax incentive to any German Citizen who purchases a German Listed Building that matches specific criteria.  Investors in the UK can apply their money to an Investment Structure that uses a Loan Note Instrument. The Investment Structure utilises German Listed Buildings as the underlying asset class.  As a welcome security measure the project investors have the protection of a First Legal Charge on the purchased German Listed Building which is not released until full repayment of capital and loan interest is made to the investors.  When the 12 month investment term is chosen, the Investor receives their 12% interest in two payments – one after six months and one at twelve months, along with the full return of the initial capital sum invested. Introducer sends the signed Loan Note Offer Letter via e-mail to investors@dolphinig.co.uk. This e- mail address is managed by the Dolphin Capital GmbH Irish Office. 5. The Investor sends the funds direct to Botterman Khorrami (BK Law) by Bank Transfer 6. The Irish office keeps an electronic copy of the Loan Note Offer Letter and the completed Loan Note Instrument.
