Brief Overview • Huntington Metro Joint Development Project conceived in 1996 with WMATA • Zoning/development plan approved in 2001 after 2-year planning process • Initial phases of townhouses, apartments and Mt. Eagle Park completed 2006-2012 • Later phases delayed by recession and the need to wait for relocation of Transit Police 3/31/2018 2

  3. Undeveloped Portion of Site • 4 acres owned by Stout & Teague and partners – site of former Transit Police o Approved residential tower with above-ground parking garage • 3 acres owned by WMATA o approved for office/retail project stalled by lack of office demand 3/31/2018 3

Current Issues/Opportunities Embark Richmond Highway • ambitious Fairfax County/Virginia Dept. of Rail & Public Transportation/ VDOT transportation and land use program • Bus Rapid Transit from Huntington down N. Current Issues/Opportunities South WMATA parking garage • “Original " garage - opened with station in 1980's • Nearing end of useful life • Top level and portions of middle level closed for structural review since February 2016 • Per WMATA staff, top level will remain closed indefinitely pending a decision on major renovation or construction of a new garage 3/31/2018 7

  8. Possibilities for Updated Development Plan Approved Plan • 14-Story residential tower • 10-story, 250,000 SF office/retail building Problems • Low-rise (5-7) story residential is more consistent with market and neighborhood character. • No current market for office space 3/31/2018 8

Next Steps Montebello Condominium has pre-existing easement • for shuttle bus to Metro – seek FCPA approval for more direct path • Work with WMATA towards development plan revision • Get input from Community and other Community Associations on plan revisions Prepare and file amended plan for review • 3/31/2018

Access Path to Metro Partial Development (Current ) Access Path • Asphalt bus/pedestrian path from Montebello gate to rear of former Transit Police house • Bus through former Police parking area to Huntington Park Drive and on to dedicated bus shelter in front of station elevator/escalator • Pedestrians can take shorter route via steps to Huntington Park Drive • Montebello responsible for maintenance of path up to point of intersection with Huntington Park Drive 3/31/2018 12

  13. Access Path to Metro Potential Alternative Straight Option • Pros: • Shorter, flatter, and more direct path for bus • No stairs for pedestrians • Timing not tied to development of future phases • Cons: • Requires cooperation and approval of Fairfax County Park Authority 3/31/2018 13
