  4. HISTORIC MATERIALS Much of the home was restored with original materials. However, due to the condition of the home at acquisition some outside items were needed to complete/compliment the project.   5. ROOF, MECHANICAL, ELECTRICAL, PLUMBING & INSULATION At the time of purchase, the house had a failing roof and no working systems (mechanical, electrical and plumbing). During the restoration process all old systems were removed and new systems were installed in their place. More detail on each system is below. Rook - all new roof including new truses, rafters and eaves in many cases. The existing roof had caved in many areas and the wood trim was rotted in many places as well. New 3-tab asphalt shingles was chosen over architectural shingles because 3-tab shingles were available in 1915 but architectural shingles came much later. Mechanical - the previous heater and air conditioner did not function. All duct work was old and in many cases exposed to the elements and critters. A new 97% energy efficient furnace and air conditioner was installed as well as all new ductwork (hard and flexible), supplies and returns. Electrical - the house was a hodge podge from an electrical perspective. Many updates were made through the years that were not to code and unsafe. It was so unsafe that the City and power company had it permanently disconnected. All old wiring, junction boxes, outlets, switches, panel, etc. were replaced to provide a safe and worry free home. In the crawl space you will see some old “knob and tube” tap points fixed to the floor joists in the crawlspace. Those are not connected and were left for nostalgic reasons. Plumbing - the plumbing had never been updated and the pipes had deteriorated so much that none of it was salvageable. All new PVC sewer lines and PEX water lines were installed as well as a new hot water heater. Insulation - new insulation was blown into the attic and insulation was installed in the floors. At time of purchase the house had inadequate insulation.
