  24. Residential Property - Building Signs • Permitted on properties > 1 Acre (43,560 sq. ft.) • No more than one (1) per primary building. • Sign surface area up to 36 sq. ft. or 25% of the signable area, whichever is greater

  25. Residential Property - Building Signs - Wall • May not project more than 6” from wall. • If external lighting is used, reflectors must be 6‘ above the surface and equipped with wire mesh guards. • Shall not extend beyond the extremities of the wall to which attached.

  29. Residential Property - Building Signs – Marquee • Shall be placed on a ground floor façade of a building. • No marquee sign shall extend above the roof or parapet line of any building.

Residential Property - Permanent Free Standing Signs • Single side of sign shall not exceed 1 sq. ft. for every 2 lin. ft. of street frontage • No single side may exceed 60 sq. ft. • Setback 10’ from right -of-way, except Mill Street • No closer than 15’ to an abutting property line or must meet blanketing requirements in 11-2(D), whichever is more restrictive. • 1 per lot • Shall not exceed 6’ in height

  31. Nonresidential Property – General • No more than 5 signs • Total number of signs includes both temporary and permanent, but does not include temporary orexempt signs. • Plus 1, if located on corner and has entrance on 2 or more public ways; or where building has both a front and rear public entrance.

  32. Nonresidential Property – Building Signs • 1 building sign per business • Sign surface area up to 36 sq. ft. or 25% of the signable area, whichever is greater • Multiple occupant, individual sign area determined by property owner, but within allowable surface area described above.

  33. Nonresidential Property – Building Signs - Wall • May not project more than 6” from wall. • Shall not exceed 10’ in height • If external lighting is used, reflectors must be 10‘ above the surface and equipped with wire mesh guards. • Shall not extend beyond the extremities of the wall to which attached.

Nonresidential Property – Freestanding Signs • Single side of sign shall not exceed 1 sq. ft. for every 2 lin. ft. of street frontage • No single side may exceed 60 sq. ft.; or 150 sq. ft. for multiple businesses. • No portion of sign allocated for business shall exceed 60 sq. ft. • Setback 10’ from right -of-way, except Mill Street • No freestanding sign may be located within 30 feet of residential zoning district or closer to an abutting property line than 5 feet or must meet blanketing requirements in 11-2(D), whichever is more restrictive. • 1 per lot, but if multiple buildings one per street frontage. • Shall not exceed 10’ in height

  38. Nonresidential Property – Joint Signs • Reduces the number of allowable signs on any adjacent lot that has a business identified on the joint sign by one (1) sign.

  39. Nonresidential Property – Changeable Copy Signs • Shall not exceed 20 sq. ft. which may be allocated 10 sq. ft./sign face or 20 sq. ft. on single faced sign. • Shall not exceed 50% of the sign area with changeable copy. • Changeable copy may be changed electronically, digitally, mechanically or manually, but entire message shall be shown at all times. • May not be changed more than 4 times per calendar day.

  40. Nonresidential Property – Instructional Signs • Shall not exceed 6 sq. ft. in area • Shall not exceed 6 feet in height • Minimum needed to serve intent • Shall not be legible or attract attention beyond the perimeter of the site.

  41. Nonresidential Property – Temporary Signs • 1 Temporary Sign • Less than 32 sq. ft. • May be displayed for a period of 30 consecutive days, 4 times a year. • Shall not exceed 8 feet in height • Sandwich boards during hours of operation, but must comply with all other sign requirements including size and setback.

  42. Nonresidential Property – Banners • 1 temporary banner • Less than 50 sq. ft. • May be displayed for a period of 30 consecutive days • Securely attached to building or structure

  43. Nonresidential Property – Window Signs • 1 Window sign per window. • Shall be located in the display windows of a business use which incorporates a display of merchandise or a display related to a service offered • No sign letter or composition shall exceed 24” in height • No greater than 25% of window area or no greater than 36 sq. ft. • No greater than a single story in height.
