Purpose of Meeting • To inform you about the proposal • To inform you about the process • To hear your comments • To answer your questions ~ No decisions will be made at this meeting~ Planning staff will consider comments provided in preparing a professional recommendation. We cannot guarantee that all comments will be implemented. Staff recommendations balance good planning principles with public input, and the advice of other commenting departments and agencies

Comments Received on Revised Proposal • Likes – Only access to Frederick Street (no Avon Road access) – Building height was reduced by two storeys • Suggestions • Build within the existing rules/regulations (height/density) & reduce the height to 8 storeys • Remove all commercial uses • Hide parking from Avon Road with landscaping • Maintain parking rate of 1.5 spaces/unit • Concerns • Increased traffic, current traffic, on-street parking • Shadowing impacts • Visual impacts • Property Maintenance and upkeep

Traffic Data for your Community Traffic Calming - Avon/Manchester - The City conducted traffic calming reviews and these streets were not within the highest priority - Avon Road was counted in 2012 and did not meet the minimum requirements - Manchester Road (Nottingham to River) is 9 th priority and will eventually go to Council for consideration Current Traffic Volumes (Highest recorded week,weekend ) - Manchester: 1273 Thursday, 1001 Saturday - Avon: 1041 Friday, 746 Saturday - River: 12,685 Friday, 10,043 Saturday - Frederick: Will be counted in 2019
Summary of Changes to Proposal • 0.5 metre increase to side yard setback from 843 Frederick Street • 0.5 metres closer to Frederick Street • Increase landscape buffer to Avon road (from 3.0 to 5.0 metres) • Parking rate of 1.2 spaces per unit (no commercial parking) • Additional 2 storey built form (street fronting towns) along Avon Road • All commercial removed • Commercial space now additional dwelling units (increase from 113 to 122) • Building mass (FSR) increase from 1.86 to 1.94 • Improved building design

Next Steps • Action Items – Send any additional comments to Garett Stevenson by December 31, 2018 – Fill out Sign In sheet to be advised of further updates • Process – Staff will write a report with a professional planning recommendation on the Zone Change Application – Applications will proceed to a PSI meeting for the Statutory Public meeting, as required by the Planning Act – PSI makes a recommendation to Kitchener City Council for decision, OPA is decided by Regional Council – Site Plan approval is required – Applicant will apply for Building Permits
