  5. • Wh Why Timber Frame? Speed of construction Using timber saves approximately 30% of build time for a two storey house. • A home can easily be erected and watertight within a week. • High quality off site fabrication makes for ease of on site assembly. • Shortage of bricklayers and certain materials at times • Cost benefits Using timber allows for more accurate budgeting. • Reduced foundation requirements • The finished building can easily be better insulated, making your energy bills lower. • Lower running costs to end user • Rental income starts earlier • Copy Co pyright ght SO Modul dular ar Ltd d 2019 2019

  6. • Wh Why Timber Frame? Sustainable, environmental and planet friendly Reduced carbon footprint, structural timber has the lowest overall CO 2 cost of any • building material. For every m3 of wood used instead of other building materials, approx. 0.8 tonnes of • CO 2 is saved. Timber responsibly sourced from renewable sources. FSC,PEFC • Government ambition of all new homes to become carbon neutral. • Increased thermal efficiency Structural timber easily exceeds current building regulation requirements. • Better thermal efficiency means that the building remains warmer in winter and • cooler in summer. Potential lower fuel bills from higher energy efficiency • Copy Co pyright ght SO Modul dular ar Ltd d 2019 2019

  7. • Wh Why Timber Frame? High accuracy and design flexibility Increased standards and benchmarking. STA, Trada, BRE, Robust etc. • Accurate design and fitting together of components • Innovative new systems can easily be accommodated • Health & Safety-Off site benefits High level work reduced by up to 80% • Complex work carried out off site reducing on site hazards • Less waste hazards • Reduced deliveries hence hazard of moving vehicles • Reduced masonry cutting, dust and related hazardous substances • Large cassettes, panels etc mechanically lifted on & off site safely • Copy Co pyright ght SO Modul dular ar Ltd d 2019 2019

  8. • Ti Timber Frame & Resistance to fire , structural characteristics, performance and and mitigat gation on me measure res incorp rpora rated Structural Characteristics and performance in fire Key points We all know wood is a combustible material, and will ignite if exposed to a high temperature. When burning will form a charred layer that reduces the rate at which the wood • underneath burns, by acting as an insulating layer. This fact is allowed for in the structural codes which permit sacrificial timber to be • incorporated in the design of structural sections to provide necessary fire protection. Please also note lower density timber chars more quickly. Despite burning timber retains its stiffness and load bearing capacity in temperatures • that would cause steel to become ductile and aluminium to burn. For thinner timber sections the charring allowance may not be relevant, however • these products can generally be treated with flame retardants to reduce their combustibility. 11. HSE Fire Safety In Construction HSG 168 • 2 nd Edition - October 2010 • All methods of construction • CDM requirement • Fire Risk Assessment (FRA) • FRA to include neighbouring buildings • Early design consideration,BIM Date of publication: • Increasing awareness within HSE Inspectors 2010 ISBN: 978 0 7176 6345 3 Series code: HSG168 The second edition of Fire safety in construction explains how everyone involved in construction projects can comply with their legal duties relating to fire risks. It is aimed at all those with a role for developing and managing construction sites, including clients and designers, and is relevant to all construction projects, including small refurbishment sites. Much of what is contained in the guidance is not new, but the sections covering multi-storey buildings and high risk building such as timber frame have been strengthened to include lessons learned from recent fires. Each year there are hundreds of fires on construction sites, potentially putting the lives of workers and members of the public at risk. Fire safety in construction is about preventing fires from starting and ensuring people's safety if they do. Copy Co pyright ght SO Modul dular ar Ltd d 2019 2019

  12. Fire Risk Assessment: HSG 168 Principal contractor obligations: all construction methods Consider the risk and impact of a fire: on the site and off the site • Location and radiant heat from a fire • Build programme - phasing and handovers • Building size - travel distance and escape routes • Compartmentation during the construction process Copy Co pyright ght SO Modul dular ar Ltd d 2019 2019

  14. Site Safe Introduction The STA Site Safe policy provides STA members with processes to support their customers in achieving fire safety during construction on all structural timber building system applications. The STA Site Safe policy is mandatory for STA membership and is independently audited, thereby providing reassurance to insurance companies, customers and third-party warranty bodies. The Site Safe policy is structured to provide members flexibility on how they achieve the seven key points as explained in the functional requirements. This updated guidance version 7 builds on the success of the Site Safe policy which was first introduced in 2010. The Site Safe policy has been updated to simplify the process and to reflect that all buildings, regardless of size and location, will now come under the policy Copy Co pyright ght SO Modul dular ar Ltd d 2019 2019
