Dominion Str treet Rehabilitation • Part of 30-year street program that is incorporated in HOA Capital Reserve Budget. 2020 2020 2021 2021 2022 2022 2023 2023 2024 2024 $502k $433k $753k $754k $700k • Combined 2018 & 2019 into one work program performed in 2018 • Capital Budget reflects both actual dollars spent on in-year street projects as well as capital held in reserve for future projects requiring additional funding. • Development Committee (DC) works with Pape Dawson Engineering Consultants on evaluating technology and street health over this 30-year timeline. • The DC will work remainder of this year on a fresh look on our 30-year inventory of street maintenance with an emphasis on street quality, effective capital utilization, impact of new technologies, and street health based on application of remediation solutions.

  23. Dominion Hil ills/Lucchese Tra ract • 67 Acre tract of land south of Dominion Drive and west of Brenthurst • With completion of covenants and secured perimeter fencing, community was converted to Dominion gate house entry in November 2017 • The old Independence Village Condo Regime was dissolved over 1 year ago and residents now have ownership of simple fee lots under Covenants for Lucchese Village • Currently Lucchese Village common land and infrastructure awaiting completion of turnover punch list by developer in order to proceed to transfer of land to HOA ownership and maintenance. • New residential tract (Lucchese Gardens) is waiting on resolution of final supplemental covenants and city sign-off on plat prior to construction of any additional homes. • All common land and streets for Lucchese Gardens remain with Developer until HOA standards are met for land annexation/turnover to HOA. • Turnover provision of the covenants are met when 50% of lots are owned by a homeowner and common land/structures meet all HOA standards.

  24. Dominion Springs (C (Commercial l Tra ract) • In Dominion HOA Planned Unit Development (PUD) • Construction completed • Supplemental Covenants Completed • 65k sq. ft.

  25. Sales Pavil ilion (C (Commercial Tra ract) • Construction began in April 2017 with expected completion now set for summer 2019 • All covenants completed • New 14k sq. ft. 2-story building • Added 8+ parking spots for the HOA and second ingress/egress to parking area

Dominion Cre reek (C (Commercial Tra ract) • 5 ½ Acre tract along IH10 Frontage Road between Dominion Drive and Dominion Springs • Zoned for commercial/retail tract with use restrictions built into covenants • 40k sq.ft. of retail structures • Supplemental Covenants completed • Expect construction to begin in June 2019 and completed in Spring 2020

Oth ther r Pro rojects • Aragon Tract common property has met turnover conditions and now HOA property. • Bluffs Phase I has met turnover conditions and in process of working with HOA on punch list items prior to transfer to HOA. • Both Via Aragon and Reserva Avila will shortly submit plans for street extension with 19 new lots on Aragon and 4 new lots on Avila. • A 7 acre tract of land currently zoned MF25 on the north intersection of Dominion Drive, Aue Road and Frontage Road is being proposed for MF33 zoning along with covenants guiding the development of this tract. • DC working with developer of Alturas, Aragon, Avila on water quality control basin design for storm water drainage and filtering to meet TCEQ requirements.
